The Sales Service includes:

• FREE sales valuation - free of charge we will visit your property and give you a honest market valuation. For this we consider local market conditions, look at other properties for sale in your area and also those that have recently been sold (we bring comparables to the valuation). We also consider your own personal situation and time frames - if you are in a chain or need to sell quickly.

• Pre sale maintenance - we are very experienced in property maintenance and have a complete range of contractors at our disposal. At the valuation we will advise you if we think your property will benefit from some minor enhancements prior to marketing.

• Marketing your property - first impressions count for everything when it comes to selling your property - that's why we invest in professional photography, floorplans and a website that is uncluttered and easy to use. We also list your property on all of the major property portals including Findaproperty, Rightmove, Primelocation, Zoopla and Globrix.

• Conducting viewings - we do viewings at appropriate times that are convenient with you and always give detailed feedback wherever possible.

• Dealing with offers - we put forward all sensible offers to you verbally and in writing. We will then negotiate on your behalf to achieve the best possible price and then produce a memorandum of sale, which is sent out to both parties' solicitors.

• Effective Communication - keeping you informed throughout the process is very important, we give you detailed feedback on all viewings and when an offer is accepted we follow the sale through to completion.

Sales Service Fees

We charge 1% plus VAT of the agreed sales price for sole agency instructions.  Joint sole and multi agent fees can be agreed on request.
